中文摘要:依据2011—2022年我国35个大中城市面板数据,考量数字金融对居民住房支付能力的影响。结果显示:数字金融通过激发居民创业、推动居民理财、促进居民就业,显著提升居民住房支付能力,且对住房支付能力偏弱群体以及中、西部地区居民的住房支付能力提升作用更大。数字金融覆盖广度对居民住房支付能力的影响程度大于使用深度以及数字化程度。鉴于此,建议完善数字金融基础设施建设,拓展数字金融应用场景;因城施策,促进数字金融平衡发展;加强传统金融与数字金融互动,协同提高居民购房能力。

Research on the Impact of Digital Finance on Residents’ Housing Affordability
Abstract:Based on the panel data from 35 major and medium-sized cities in China from 2011 to 2022, this paper examines the impact of digital finance on the residents’ housing affordability. The findings reveal that digital finance can significantly improve residents’ housing affordability by stimulating residents’ entrepreneurship, promoting residents’ financial management, and promoting residents’ employment, and also plays a greater role in improving the housing affordability of groups with weak housing affordability, as well as residents in central and western regions. Moreover, the breadth of digital financial coverage has a greater impact on residents’ housing affordability than the depth of use and the degree of digitization. In view of this, it is recommended that the construction of digital financial infrastructure should be improved, and that digital financial application scenarios be expanded. Different policies should be implemented for different cities to promote the balanced development of digital finance. The interaction between traditional and digital finance should be strengthened to collaboratively improve the ability of residents to purchase homes.
