中文摘要:基于2013—2017年中国家庭金融调查(CHFS)三期面板数据,利用房价收入比作为住房负担能力的衡量指标,实证分析老龄化背景下房价收入比对家庭创业行为的影响。结果表明:房价收入比越高,家庭参与创业活动的积极性越低;老龄化进程的加快会进一步加剧高房价收入比对家庭创业活动的抑制作用。进一步分析发现,在老龄化加剧背景下,高房价收入比的创业抑制效应主要集中在仅有一套房的家庭中。基于此,提出在促进房地产市场平稳健康发展的同时,需积极加快完善养老服务体系并引导家庭理性配置资产。

The Impact of Housing Affordability on Household Entrepreneurship Behavior in an Aging Population Context: Evidence from CHFS Data
Abstract:Based on panel data from the 2013, 2015, and 2017 China Household Finance Survey (CHFS), using the housing price-to-income ratio as a measure of housing affordability, this study empirically analyzes the impact of the housing price-to-income ratio on household entrepreneurial behavior in the context of population aging. The results indicate that the higher the housing price-to-income ratio, the lower the likelihood of households engaging in entrepreneurial activities. The acceleration of the aging process further exacerbates the inhibitory effect of high housing price-to-income ratios on households’ entrepreneurial activities. Further analysis reveals that, in the context of intensified aging, the entrepreneurial inhibition effect of high housing price-to-income ratios is primarily concentrated among households with one home. Therefore, when promoting the stable and healthy development of the real estate market, it is necessary to actively accelerate the improvement of the elderly care service system and guide families to allocate assets rationally.
