中文摘要:依据2004-2017年我国30个省直辖市的面板数据，运用动态面板模型，考量区域科技创新、产业结构对房价的影响。结果表明:科技创新能力提升和产业结构优化均能对房价产生正向效应,但影响程度与区域经济发展水平有关，东部发达地区科技创新能力更高，产业优化较好，为房价的稳定提供了长期支撑，但这一影响在中西部地区显著性有所降低。

Regional Technological Innovation, Industrial Structure and Housing Price ——An Empirical Test Based on the Panel Data of 30 Provinces or Municipalities

Abstract:Based on the panel data of 30 provinces and municipalities directly under the central government from 2004 to 2017, this paper establishes a dynamic panel model to empirically analyze the impact of regional scientific and technological innovation and industrial structure on housing prices, and then analyzes the characteristics of the impact of scientific and technological innovation and industrial structure on housing prices in different stages of economic development from the provincial level. The results show that: the increase of scientific and technological innovation, and the optimization of industrial structure can have a positive effect on the fluctuation of housing price, but the degree and direction of influence are different with the level of regional economic development. The eastern developed areas have higher technological innovation ability and better industrial optimization, which provides long-term support for the stability of housing prices, but the significantly has been reduced in the central and western regions.
