中文摘要:运用聚类分析方法和五等法计算六大类别不同代表省市的基尼系数,依据2002~2011年省市面板数据考量6个不同类别省市房地产价格对收入差距的影响。结果表明:我国不同类别省市的房价波动对基尼系数的变动呈现出一定的差异性与区域性;第一、三类地区房价波动对城镇居民收入差距产生显著影响;第二类地区房地产市场投资投机活动不如第一、三类城市活跃,房价波动幅度比较稳定;第四、五类地区房价波动对收入差距的影响程度次于第二类地区;第六类地区房价波动幅度小,对收入差距不足以产生显著影响。

A Study on Influence of Housing Price on Urban Residents Income Gap: an Empirical Analysis Based on Comparison Between Regional Market Differences
Abstract:The cluster analysis method and the method of quinque section was used to calculate the gini coefficient which were choose from six different categories of representative provinces (cities). Then, provincial panel data from 2002 to 2011 were used to analyze the influence of housing prices of six different categories of provinces (cities) on the income gap. The result showed that different categories of provinces'(cities) housing price fluctuations of the gini coefficient change presented certain differences and regional characteristics. The first class, and third class region's housing price fluctuations had a significant impact on urban residents income gap; the second class region's property market investment speculation was less active than the first and the third class region cities, with a relatively stable housing price volatility; the fourth and the influence of the fifth class region housing price fluctuations on the income gap was smaller than the second class region; the sixth class region's prices fluctuate little, which did not have a significant influence on the income gap.
