中文摘要:基于湖北省武汉市购房群体的感知调查数据,运用层次模糊综合评价法考量房地产宏观调控政策的实施效果。数据显示:认为房地产宏观调控政策综合效果较差的居民占45.6%,政策实施效果较满意的居民占35.42%,认为政策实施效果一般的居民人数占18.96%。鉴此,政府应加强税收政策在房地产市场中的应用,减轻带有强制性的行政政策的调控比重,促进市场积极发挥自我调节作用,适当微调土地政策,采取灵活的货币政策,保证房地产市场的稳定发展。

The Application of Macro Control Policies on Real Estate in China: Based on Survey Data of Residents' Perception in Wuhan
Abstract:Based on survey data of residents' perception in Wuhan, Hubei Province, the evaluation has been done on the application of macro control policies on real estate by using hierarchy process-fuzzy comprehensive evaluation. The data shows that the person who thought the combined effect of the real estate macro-control policies is ineffective accounted for 45.6%, the person who thought it is effective accounted for 35.42%, and the people who thought it is general accounted for 18.96%. It concludes that the government should encourage the market to self-regulation by strengthening the utilize of tax policies in the real estate market while reducing the utilize the administrative policies with mandatory. At the same time, properly adjusted land policy and a flexible monetary policy should be adopted to ensure the stable development of the real estate market.
